Small House Woes: Home Remodels That Add Space and Resale Value

With a small house/small lot/small budget, it may seem difficult to add space. But with research, creativity, and the right contractor, a remodel can add space and resale value to your home.

You want more room, but you’re limited in space and budget. I’ve seen many small-house remodels done within these limitations. Some work out great, others not-so-great. The key is in the contractor. And good windows can help too.

Basement

This might be the easiest remodel that adds space. Recently, two of my neighbors had their basements remodeled. One is dark and glum, while the other is bright and cheery. The latter used an expert contractor and egress windows. The other did neither.

Tips:
  • Choose bright colors for walls, floors, and ceilings
  • Add an egress window: it provides an emergency exit and sunlight. And only with an egress window can you (and a realtor) call it a finished room.

Attic

We recently hired a contractor to remodel our attic space. His skills transformed our dark storage space into a kid haven. They love the space and we love reclaiming the downstairs.

Tips:
  • Make sure your ceilings are high enough for you to stand, leaving room for insulation.
  • Choose energy-efficient windows

Garage

If more living space seems a higher priority than shelter for your car, you might consider a garage remodel. Done right, garages make fantastic family rooms, guest houses, or rentals. I’ve seen two done recently: a do-it-yourselfer that still looked like a garage and one transformed into a beautiful family room by a meticulous contractor.

Tips:
  • Leave room for storage
  • Update with modern, energy-efficient windows
Skill levels and thoroughness vary between contractors. To find the right one for your remodel, interview many, get referrals, and check out their previous work.
